Ubud Rice Terrace House
A two-bedroom house overlooking the Tegallalang rice terraces. A patient, low-key relaunch that suited a heritage owner.
What the owner walked in with.
The owner had inherited the house from her grandfather and was reluctant to commercialise it aggressively. She wanted modest revenue, beautifully shot listings, and guests who would respect the property's local context.
The previous setup was a friend-of-a-friend rental network that brought in revenue without any reporting. There was no listing online, no insurance review, and no clear picture of how the house was performing financially.
How we rebuilt the operation.
We treated the relaunch as a quiet rebrand, not an aggressive optimisation. New photography was small-camera, intimate, focused on morning light over the rice terraces and the daily offerings the family still places at the gate.
We listed on three channels only (Airbnb, Vrbo, and a direct site) with a four-night minimum and a screening question on every booking. We declined parties and bachelor stays. The host profile names the family and the village.
The financial result is modest by portfolio standards: 26% occupancy lift, 12% ADR lift. The non-financial result is that the owner finally has a clear monthly statement, the house is properly insured, and guests are leaving reviews that honour the property's heritage.
