Compliance & permits

Compliance is the part of villa ownership in Bali that is boring until it is catastrophic. We handle the Pondok Wisata licence, the monthly PB1 filings, the building inspections, and the ownership-structure paperwork that foreign owners typically learn about too late.

THE PROBLEM

Why most owners get stuck

An unlicensed villa can be one inspection away from a six-figure fine and a forced delisting. A missed PB1 filing can compound for months before the tax office knocks. A nominee structure with the wrong paperwork can put the entire asset at risk.

Bali's regulatory environment is not unfriendly. It is just specific, paper-based, and easy to fail by accident. The cost of getting it right is small. The cost of getting it wrong is the villa.

WHAT WE DO

Three things we own end-to-end

Each piece is a real operating muscle, not a checkbox. A named lead is accountable for the outcome, and the report you read every month.

Pondok Wisata permit

We coordinate the Pondok Wisata short-stay licence application or renewal with the local banjar, bupati office, and the licensed notary handling your file.

Monthly PB1 hotel-tax filings

We file your monthly PB1 (hotel & restaurant tax) returns with our retained accountant and remit on time, every month. No late fees, no surprise audits.

Ownership-structure review

We flag risks in your existing PT PMA, leasehold, or nominee structure, and refer you to specialist counsel where remedial paperwork is needed.

HOW WE WORK

From signed agreement to first measurable result

Roughly four to six weeks, depending on the state of the listing today and how fast we can shoot the property.

  1. Document audit

We collect every document related to ownership, the Pondok Wisata permit, building permits (IMB / PBG), and tax history, and produce a one-page risk note.

  2. Permit catch-up

We coordinate any missing or expired permits with the licensed notary and tax consultant, and rebuild the file so it survives an inspection.

  3. Recurring filings

Monthly PB1 returns, annual permit renewals, and any incidental BPHTB or NJOP work, all on a calendar that runs without your reminder.

  4. Quarterly status note

Every quarter you receive a one-page compliance memo: what was filed, what is upcoming, and any regulatory changes that affect your villa specifically.
