These Terms of Service govern access to the Saka Villa Estates website and the broader management relationship between Saka and a villa owner. Owners with a signed management agreement are bound primarily by that agreement; these terms are the umbrella that everything else sits inside.
Use of the website
The website, blog, and content here are provided for general information. They are not professional advice. Pricing, occupancy figures, regulatory details, and yield estimates published on this site are illustrative; your actual results will depend on your specific villa and the prevailing market.
You may not scrape, mirror, or republish this site, frame it inside another property, or remove brand attribution. Linking to specific articles or pages is welcome and encouraged.
Inquiries and proposals
Submitting a contact form does not create a management relationship. We respond to inquiries within one business day with either a proposal, a clarifying question, or a referral if your villa is outside our scope.
Proposals and quotes we send are valid for thirty days unless stated otherwise. They are not contracts; the contract is the signed management agreement, which supersedes any previous communication.
Management agreement
The management agreement specifies the scope of services, the commission percentage, pass-through cost handling, the minimum term, and the exit clause. Both parties sign it. Anything that is not in the management agreement is not part of the engagement.
Standard agreements run for twelve months from go-live, then convert to a rolling month-to-month with a sixty-day exit notice on either side.
Liability
Saka carries a public liability policy covering its team and contracted vendors while working at managed properties. Building, contents, and business-interruption insurance remain the owner's responsibility; we will refer underwriters who write Bali villa policies for foreign owners.
Saka is not liable for losses caused by force majeure events (natural disasters, regulatory shutdowns, large-scale travel bans) or by the actions of guests or third parties beyond our reasonable control. Indemnity caps and dispute-resolution mechanics are detailed in the management agreement.
Governing law
These Terms and any management agreement entered with Saka are governed by Indonesian law. Disputes are subject to the exclusive jurisdiction of the courts of Denpasar, Bali, except where mandatory consumer-protection rules of the owner's home jurisdiction apply.
