An open-air pavilion ten minutes from town. We rebuilt the listing around wellness retreats and weekday creator stays.
What the owner walked in with.
The pavilion sits on the edge of a ravine in Penestanan, ten minutes north of central Ubud. When the owner approached us, occupancy was 35% and weekday nights were almost empty. The previous manager had been pricing it like a standard rental.
The property's real differentiators (open-air design, an outdoor yoga deck, and almost total privacy) were buried in a listing that read like a hundred other Ubud villas. Wellness travellers and creator residencies were walking past it.
How we rebuilt the operation.
We rebuilt the listing's positioning around wellness and creative retreats. New photography focused on the yoga deck at first light, the outdoor bath surrounded by jungle, and the quiet writing nooks. Copy named the practitioners we partnered with and the meditation routes nearby.
We launched a small partner network (three Ubud retreat hosts, two photographer collectives) that fed weekday demand. The owner's villa became a default location for two-week creator residencies that filled the calendar in low season.
Operationally we tightened the turnover protocol for the open-air spaces (more linen rotations, daily mosquito-management) and trained the housekeeping team on the rituals that retreat guests expect: fresh flowers daily, a welcome offering, and a grounding ceremony on arrival.
