Denpasar Urban Loft
A two-bedroom city loft tuned for long-stay corporate guests and government-adjacent travellers in Renon.
What the owner walked in with.
The owner is a Jakarta-based architect who designed the loft as a personal pied-à-terre, then realised it sat empty 90% of the year. Most managers turned it down because Denpasar is not a tourist market, and the loft is too modern for traditional villa demand.
When we took it on, the property had no commercial track record at all. The challenge was building a guest profile from zero in a market most operators do not understand.
How we rebuilt the operation.
We segmented the market deliberately. The loft is fifteen minutes from the consular district and government offices in Renon, a strong fit for diplomatic, NGO, and consulting visitors who do not want a hotel but cannot stay in beach-side villas.
We listed on Airbnb and a direct site, with weekly and monthly rates that beat hotel parity for stays of seven nights or more. We also built three small relationships with a relocation agency, a consulting firm, and an embassy housing officer.
The result is a stable occupancy profile that is structurally different from the rest of the portfolio: 70% of nights are stays of seven days or more, ADR is modest, but vacancy gaps are short. The owner uses the property when in town and otherwise lets it pay its own bills.
